This high-profile Persimmon Homes site in Rackheath, awarded for the development of 202 housing plots, was set to be completed within a 3-year timeframe. As a Charles Church development, the project required housing of the highest standard, positioned as a keystone for the broader residential expansion of Rackheath. All plots were released from the start, establishing this site as a leading example of the upcoming residential overhaul.
This project pushed our team to excel in both coordination and efficiency. The challenge of managing multiple trades on a busy site required us to be meticulous in our planning, particularly with the use of vacuum excavators and our pedestrian management strategies. Our ability to maintain safety while meeting the client’s deadlines highlights our commitment to excellence. The results speak for themselves, with all foundations and roadways completed ahead of schedule.
Our approach focused on achieving seamless coordination and maintaining safety while navigating the complexity of multiple trades working simultaneously. One of the primary challenges was the coordination and call-off of services across the site, requiring excavation in and around active trades.
To maintain safety and meet program expectations, we utilised vacuum excavators extensively and implemented a clear pedestrian management plan. This proactive approach allowed us to complete the work safely, efficiently, and within the client’s program expectation
Swales: 600 linear metres constructed.
Earthworks Bund: (S278): 5,125m³ of earthworks bunds completed.
Lagoon: 4,000m³ constructed for site drainage management.
Cycleway: 1,800m² of independent cycleway linking to the North Distributor Road (NDR).
Soakaway Systems: 400m³ for effective stormwater management.
Working around other active trades required careful planning and collaboration. We utilised multiple vacuum excavators and established a clear pedestrian management plan to safely coordinate work across the site, ensuring efficient service call-offs.
Conducted substantial earthworks to create public open spaces and address site runoff issues. We assisted the client in redesigning the POS area to lose an additional 2,000m3 of as-raised material by reprofiling the surface, reducing the surplus material needing to be carted offsite.
Beginning work in November 2021 with no initial infrastructure required protective measures to maintain formation integrity while simultaneously constructing both plots and Roads & Sewers (R&S) from the very first day on-site.
Over 20,000m³ of subsoil/topsoil material was removed from the site, enhancing site management.
All 202 foundations were completed within the first three years from site commencement.
Over 10,000m² of roadway formed within the initial two years of development.
